Building Services Consultancy

Pemxq offer a full range of Building Services and Sustainability consultation for all stages of a project, including:

 

 

EXISTING SITES

 

• Condition surveys to establish age and condition of building services. 
• Recommendation report analysing potential energy saving measures and address any requirements for capital replacement of plant.
• CAT A works to prepare for incoming tenants.
• CAT B fit out works for incoming tenants.

 

SUSTAINABILITY

 

• Simplified Building Energy Model (SBEM).
• Energy Performance Certificates (EPC).
• Part L Certificates.
• Sustainability statement for planning.
• Develop renewable energy strategy for planning.
• Energy log books.


In addition to these services pemxq can offer a full building services design service. These include concept, scheme and detailed design options.

 

PLANNING APPLICATION STAGE (RIBA STAGE C)

 

• Developing briefs with the client to establish the services required.
• Review possible design solutions to meet the brief.
• Develop chosen systems and strategies to concept design.
• Provide preliminary plant and riser sizing to aid development of the design.
• Develop the design with other member of the design team with respect to co-ordination of services route.
• Prepare a concept design report and associated Auto Cad drawings.
• Provide technical assistance to the Quantity Surveyor allowing the development of the concept design cost plan.
• Attend design team and client meetings as required.

 


SCHEME DESIGN STAGE (RIBA STAGE D)

 

• Develop the concept design to scheme design stage.
• Develop the plant spacing and services distribution in consultation with the design team.
• Provide technical assistance to the Quantity Surveyor allowing the development of the scheme design cost plan.
• Prepare a scheme design report and associated Auto Cad drawings.
• Attend design team and client meetings as required.


TENDER STAGE (RIBA STAGE E-H)

 

• Prepare specification and Auto Cad drawings from the scheme design documentation.
• Provide technical analysis of the tender returns from contractors.
 

CONSTRUCTION STAGE (RIBA STAGE J-L)

 

• Review contractor’s installation drawings.
• Review contractor’s technical submissions.
• Attend site and client meetings as required.
• Site inspection to assess the quality of the services installation, and provide an engineers report.
• Review commissioning data.
• Witness test systems of commissioned systems.
• Snagging and schedules of defects.
• Review of Operation and Maintenance Manuals.
